Office to residential conversions has been popular with residential developers due to
permitted development rights (planning not required) and as a result of this there has been a diminishing office supply which has caused an increase in values.

Industrial properties can provide a steady income. They are generally low maintenance and voids periods are low in the right areas.

In the past two decades the development of online commerce has caused an increase in demand for industrial properties. Industrial properties can vary from small single units to large multi let industrial estates.

Minimum cash investment £100,000 or £25,000 with a mortgage. Typical gross yields 7 to 15% depending on covenant strength and length of the lease.
 

Retail


Retail properties can be a good long-term investment: Prominent retail properties tend to generate large streams of income and long lease terms.

Smaller local retail properties typically generate higher yields.

There is often value adding opportunities in retail properties for example conversion of upper floors to residential or office space.

Although e-commerce has weakened the UK high street many believe that strong locations should continue to see strong demand.
